POSITION SUMMARY
:

Operates and maintains commercial building systems and infrastructure to keep building operating efficiently and the building environment in a clean and orderly condition.

ESSENTIAL FUNCTIONS AND RESPONSIBILITIES:

  • Responsible for proper operation, preventative maintenance, and repairs of specialty commercial building systems and equipment including automated computer control systems, air compressors, circulating pumps, high efficiency gas boilers, fans, motors, generators, transfer switches, switchgear, air handlers, chillers, cooling towers, fire pumps, sprinkler system, fire alarm system, building access system, automated bathroom fixtures, water softening and water treatment equipment, etc., throughout the facilities.
  • Monitors, adjusts and maintains proper temperatures of water, building environment and HVAC refrigeration units.
  • Maintains a written log of all pertinent activities, occurrences or observations during his/her watch and prepares reports of any findings with recommendations for resolving the problem to the Facilities Manager.
  • Test runs the emergency generators on a scheduled basis and logs times and any observations in compliance with charted log format.
  • Tags, barricades, ropes off or isolates in some appropriate manner any recognized safety hazard to protect both building occupants.
  • Maintains a fire watch and notifies fire department of fire incidents and participates in fire evacuation.
  • Acts on behalf of Facilities Manager in his/her behalf.
  • Any other duties as assigned relating to the Operations and Maintenance of the facilities.

QUALIFICATIONS REQUIRED:

  • High school diploma or equivalent.
  • Proven background in Mechanical, Electrical, Plumbing, and Commercial Building Systems operation and maintenance as evidenced through formal education such as certifications or licenses or equivalent prior job experience.
  • Five to seven years’ experience operating and maintaining commercial building systems.
  • Knowledge of computer programs such as email, word, excel, and internet explorer.
  • Must possess and maintain a valid driver’s license.
