SUMMARY: Keeps building in clean and orderly condition and tends furnaces, air conditioners and boilers to provide heat, cool air and hot water.
ESSENTIAL DUTIES AND RESPONSIBILITIES include the following:
- Operates and maintains high-pressure steam boilers and auxiliary equipment.
- Responsible for proper operation of specialty equipment of the laundry and dietary departments, as well as air compressors, circulating pumps, fans, motors, etc., throughout the facilities.
- Monitors, adjusts and maintains proper temperatures of water, area environment and refrigeration units.
- Operates water softening and treating equipment.
- Performs scheduled preventative maintenance checks throughout facilities as required.
- Maintains a written log of all pertinent activities, occurrences or observations during his/her watch.
- Test runs the emergency generators on a scheduled basis and logs times and any observations in compliance with charted log format.
- Services electric wheelchairs and regularly charges and tests the batteries.
- Tags, barricades, ropes off or isolates in some appropriate manner any recognized safety hazard to protect both residents and staff.
- Maintains a fire watch and notifies fire department of fire incidents and participates in fire evacuation.
- Acts on behalf of Facilities Engineer in his/her behalf.
- Any other duties as assigned relating to the position.

- High school diploma or equivalent.
- Mechanically inclined and proven mechanical background as evidenced through qualification testing and prior job experience.
- Five to seven years’ experience in mechanical trade.
- Must possess and maintain a valid driver’s license.

While performing the duties of this job, the employee occasionally works near moving mechanical parts; in high, precarious places; in outside weather conditions; is exposed to wet and/or humid conditions, fumes or airborne particles, toxic or caustic chemicals, risk of electrical shock, and vibration. The noise level in the work environment is usually loud.
